Summer is baccckkk! So, watch out for the heat that sneaks up on you. Now is the time to pace yourself and to even change your work schedule around where you work from 6am to 11am, break until 3 or 4pm, and then work til dark if you have a work schedule like us during the summer time. Otherwise, learn to do your outside stuff early in the morning or late in the afternoon. Do your indoor activities or break time during the heat of the day.
Other things you need to do to keep your A/C’s in good health, is to be sure that your tenants have changed their air filters and to make sure your A/C unit is clean and free of all outside debris such as dirt, leaves, and cotton wood seedlings. By May you should have all of your A/C units serviced by a professional for Freon. Try to do all of your rentals at one time for a usually good deal on service call costs.
Another thing we try to do in order to keep ourselves cool and yet still servicing all the rentals is that we do our annual pressure washing for a general cleaning and de-cobwebbing of our places on the outside. Along with pressure washing, we make sure the rain gutters are clear so that they can function properly during our severe weather that we occasionally get. Doing this on a yearly basis will help to protect your property. It also shows the commitment you are making to the property when your tenants see you which in turns creates happier and caring tenants for the most part (you will never ever make all happy).
If possible, when you get to the point in your life that you can hire someone to do all this for you, then by all means, create a scheduled maintenance for them, and then take off on a nice 2 week cruise like we did.
